Some houses need the rooms they already have brought up to a usable state — stairs, landings, tired interiors.
Renovation here means work on a house that is already standing: a landing that has worn through, a staircase that needs to be safe, rooms opened or replanned, tired plaster and joinery, or a first-floor layout that no longer fits how the house is used. It is not a new house on a cleared plot.
A useful request names the floors and the work: strip and make good, new doors and linings, a bathroom on an existing stack, or several rooms in sequence. Tell us which rooms and the postcode. We will say if that sits with us or if a specialist trade should go first — for example wiring or a boiler.
Work in a lived-in house needs an order. We would rather take rooms so that you keep a kitchen and a way upstairs than strip the whole interior at once. Dust, access through the hall, and where tools are stored are part of that conversation on the visit.
Waste has to leave the site. Plaster, timber, old sanitaryware and floor coverings need a skip or collection. On a terrace or a plot off The Square the place for that skip is not always obvious. It is cheaper to settle before the first strip-out than after.
